The most obvious, of course, is that every square foot is new. You’ll never have to worry about inheriting someone else’s problems. No unexpected insect damage. No concealed dry rot. No dripping pipes or corroded wiring. In short, no unhappy discoveries. What’s more, newly built homes have higher indoor air quality than older homes that are often filled with airborne respiratory irritants such as mold spores and dust mites. That means a healthier environment for both you and your family. Furthermore, houses built today feature the latest advances in materials and construction techniques, making them up to 30 percent more energy efficient than homes constructed only five years ago. And with their open floor plans, new homes are designed to accommodate the needs of a thoroughly modern lifestyle, with large kitchens, spacious closets, and built-in technologies such as security systems and cable outlets.

While the benefits of purchasing a brand-new house make it an attractive option for many, there are still several things to take into consideration before signing on the dotted line. Here are four important steps that will help ensure you’ll be completely satisfied once your home is built.

Research the Builder

Not all home builders are the same. While most are reputable, some may have a less-than-stellar reputation, or, if they’re new to the industry, no reputation at all. Your new home is too big an investment to risk partnering with a builder who is inexperienced, takes shortcuts, or uses second-rate materials. Check review sites. Read homebuyer forums. If you find a lot of people complaining about a builder you’re considering, it might be time to move on. As part of your research, review local court records to see if the builder has any lawsuits filed against it, and check its rating with the Better Business Bureau. You can also ask real estate agents for their opinions. You can be fairly certain they’ll have at least a few!

Visit the Community

Of course, one of the best ways to research a homebuilder is to visit one of its communities. Not only will you be able to ask residents how they like their homes, but also get a sense of what it would be like to live in the neighborhood. Walk the streets. Visit the green spaces. Drop by the community center. Does the neighborhood have amenities that are important to you and your family such as tennis and basketball courts, hiking and biking trails, picnic areas, or a golf course? What about the yards? Are they big enough to meet your needs? And don’t forget to ask residents about their commuting experiences. If the drive to and from work is going to take longer than anticipated, you may want to consider neighborhoods in other locations. Remember, roadways and traffic vary greatly from place to place. The community that provides the shortest commute might not necessarily be the one that’s closest to your job.

Choose the Right Model

How much home is right for you? Do you need three bedrooms? Four? Five? Finding the right balance between square footage and affordability is critical if you’re to get the most out of your investment. Falling in love with a particular model at first site may be emotionally satisfying, but don’t let your heart cloud your better judgment. Tour the model you’re considering and keep in mind the practical considerations you’ll face on a daily basis. Can you live with the kitchen design? Are the closets big enough? Will that garden tub go to waste in a household that prefers showers? Depending on how long you intend to live in your home, you’ll also need to keep in mind future needs. If you’re planning on expanding your family, is there enough space to accommodate your new additions? On the other hand, if the kids will be off to college soon, do you need that extra den if a bedroom will soon be unoccupied? Asking yourself the right questions now will help you sort out what you want in a new home, and what you need.

Verify What Features Come Standard and What Are Upgrades

This is one of the many reasons why choosing the right builder can make a huge difference in terms of your home buying experience. Most model homes feature many high-end amenities that are considered upgrades. It’s easy to be seduced by all those gleaming kitchen appliances you admired during your walk-through, but if they’re not included in the price of the home, you’re going to be paying extra for them, which could break your budget. The same goes for the granite countertops, the hardwood floors, and the covered patios. Make sure you understand exactly what your new home will feature and what it will not. “Standard” amenities vary widely from builder to builder, so be sure to do your research. In most cases, the old saying “you get what you paid for” is true.

The Chesmar Difference

If you’re looking to purchase a new, single-family home in Houston, Dallas, Austin, or San Antonio, make sure you put Chesmar at the top of your list of builders to consider.
